How the calculation works

The VA monthly payment uses the standard amortization formula: M = P x [r(1+r)^n] / [(1+r)^n - 1], where P is the loan amount (home price with 0% down, plus the VA funding fee of about 2.3% for first-time use that is usually financed in), r is the monthly rate (annual rate / 12), and n is the number of payments (term in years x 12). There is no monthly PMI. For example, a $300,000 home at 0% down with the ~$6,900 funding fee financed in leaves P ~= $306,900. At 6.0% over 30 years: r = 0.005, n = 360, M = 306,900 x [0.005 x (1.005)^360] / [(1.005)^360 - 1] ~= $1,841 per month for principal and interest.
